    General FAQ

    • Armada is located in Langley, British Columbia. Our address is C405 – 20178 96th Avenue, and our office is on the 4th floor.

    • We do prefer that clients make an appointment prior to visiting, but we will accept walk-ins if an agent is available. To make an appointment, please call the office at 604-467-6449.

    Investing FAQ

    • A MIC is a professionally managed pool of mortgages secured by local real estate. They follow the Board of Directors approved mortgage underwriting guidelines to determine loan eligibility.

    • Contact a friendly dealer representative through our selling agent Armada Wealth Management.

    • Our Class A Shares offer a choice of either a dividend cheque each month or compound and accrue monthly. All retained earnings at year end are paid out or converted into shares by March 31st.

    • You will be taxed as interest income on monthly cash payments. If you would rather see your investment accumulate over time you may want to consider our reinvestment option inside a tax deferred plan.

    • Armada Mortgage lends mostly on single family residential homes in British Columbia, Alberta, and Ontario. Our current mortgage portfolio consists of 1st and 2nd mortgages.

    • The minimum initial investment in Armada Mortgage Corporation is $5,000. Please speak with an Armada Wealth dealer representative to ensure you get the most of your investment.

    Borrowing FAQ

    • A borrower is considered to be someone who does not meet the narrow parameters of traditional lenders and the chartered bank guidelines, despite an ability to manage timely payment, and equity in real estate as security.

    • With recent tightened lending rules being imposed on financial institutions by the federal government, many borrowers have turned to a MIC for alternative borrowing solutions.

    • Our rates are higher than the bank because we are an equity lender. Most clients will utilise our services for shorter terms such as one or two years as part of their financial planning. Financing with an alternative lender will have a number of factors that affect pricing. 

    • No, you do not need to have a mortgage broker to borrow from Armada, but may work with one if you choose. Our in-house team of underwriters and customer service representatives are happy to guide you through the process with or without a mortgage broker. 

    • An alternative mortgage lender is an entity that provides financing for the purchase of real estate. They have more flexible criteria for approving mortgages in comparison to a traditional bank. With recent tightened lending rules being imposed on financial institutions by the federal government, many borrowers have turned to a MIC for alternative borrowing solutions.

    • If you were declined by the bank due to a poor credit score and/or an insufficient income, an alternative mortgage lender has more flexible criteria and considers the amount of equity you have/will have. Our mortgage products are a short term solution to help build your credit to be able to return to a conventional lender.

    • To initiate a payout, we will need to receive a payout request from your lawyer. For BC residents only, you may use a lawyer or a notary. This can be emailed to admin@armadamortgage.com or faxed to 604-467-6409.

    • After your lawyer (or notary if in BC) has sent the payout request to admin@armadamortgage.com, our staff will begin preparing the paperwork as soon as possible. A payout involves a review process which can take 5 – 7 business days. Armada works on payouts in the order they are received, please plan accordingly for your timeline.

    • Please contact our accounting department. We can arrange to take your make up payment in the same way that we take your regular mortgage payment. If you can’t make your payment, please contact our office as soon as possible to strategize, as clear communication makes it much easier for us to assist you.

    • Submitting a deal is quick and simple. We accept many methods of deal submission to keep the process streamlined for our brokers. Visit the broker page on our website to learn more.

    • We will always refer the client back to their originating broker.

    • We lend in all Lower Mainland cities in BC, as well as in major cities across British Columbia, Alberta, and Ontario.

    • Yes – Armada has an approved appraiser list which you can find under the Brokers tab.

    • We lend to many different types of borrowers, including those who are bank declined, self-employed, have non-traditional income, need to repair their credit, or are unable to pass the mortgage stress test. Please contact us to find out if you qualify to borrow from Armada.
